What to Do in the First Hour After a Burst Pipe

In the first hour after a burst pipe: shut the water off at the main, isolate electricity to the affected area if water is anywhere near outlets or the panel, move what you can lift out of the water, photograph everything before you touch it, and call for emergency extraction. That order matters, and the first two are non negotiable.

Find your main shutoff before you need it. In most Fairfax County homes with a basement it is on the wall where the supply enters, usually the side facing the street, within a few feet of the water meter. In slab homes it is more often in a garage, a utility closet or an exterior box near the front of the property. If you have never located yours, do it this week rather than at two in the morning with water running down a wall. Turn it clockwise to close, and if it is a ball valve, a quarter turn is the whole travel.

Electricity is the part people underestimate. Water reaching outlets, extension leads, a submerged appliance or anywhere near a panel makes the affected area unsafe to walk into. If you can reach the breaker panel from a dry position, kill the circuits for that area. If reaching the panel means crossing the water, do not. Call an electrician or the utility, and stay out.

Once it is safe, get things off the floor. Lift furniture, or at minimum put foil or plastic under the feet, because wooden and metal furniture legs transfer stain into wet carpet within hours and that stain does not come out. Get boxes and paper off a wet floor, because cardboard wicks water upward fast and paper is unrecoverable. Take rugs off wet hardwood, because a wet rug on a wood floor concentrates moisture into a shape you will be looking at for years.

Photograph before you tidy. Wide shots of each affected room, then close ups of the source, the standing water, the wet materials and any damaged contents. Video walking through is even better. This takes three minutes and it is the single highest value thing you do for the claim, because after extraction begins the evidence of how bad it was is gone. Things not to do. Do not use a household vacuum on water. Do not open all the windows if it is a humid Northern Virginia day, because you are importing moisture. Do not start tearing out drywall before anyone has read moisture levels, because you may be removing material that could have been dried and you may be missing the material that actually needs to come out. That judgement comes from moisture mapping, not from a guess. And do not wait to see if it dries on its own. Water in a wall cavity does not dry on its own in this climate.
