Vienna has some of the oldest housing stock we work in, and it behaves differently from the rest of the county. The homes around Church Street and the older streets off Maple Avenue include pre war and immediate post war construction with plaster on lath rather than drywall, original hardwood, and in a number of cases clay sewer laterals that are now well past their service life and under constant pressure from mature tree roots.
That combination changes the work. Plaster survives water events that would write off drywall, but it dries slowly and it needs meter verification rather than a visual judgement. Clay lateral failures produce Category 3 backups at the lowest fixture. And the mature tree canopy that makes these streets attractive also drops limbs on roofs during summer storms, which is a reliable source of intrusion calls every year.
