A burst supply line is a pressurised event, which makes it different from almost every other water loss. It does not trickle. A half inch line at typical residential pressure moves water at a rate measured in gallons per minute, so the total damage is set almost entirely by the time between failure and shutoff. A break discovered in ten minutes is a small job. The same break discovered after a weekend away is a structural one.

Northern Virginia has two pipe populations that fail more than the rest. Polybutylene, grey or sometimes blue plastic, was installed widely from the late 1970s into the mid 1990s, which puts it under a large share of Burke Centre, Centreville, West Springfield and older Reston clusters. It degrades from the inside and fails at the insert fittings, usually with no leak beforehand. Galvanized steel in pre-1960 homes through Mantua, Annandale and older Vienna corrodes internally until the wall thickness gives up, and galvanized failures produce rust coloured water that classifies as Category 2 rather than clean.

Where the pipe broke decides how the drying goes. A break in a second floor wall sends water down through the ceiling below, into the joist cavity, and often into a third space nobody checked. Water follows framing sideways before it drops, so the wet ceiling is rarely directly under the break. Thermal imaging across the whole floor below, not just the visible stain, is how you find the actual extent.

+ How do I know if I have polybutylene pipe?
Look at the pipe entering the water heater or at the main shutoff. Polybutylene is dull grey plastic, roughly half inch or three quarter inch, often stamped PB2110. If your home was built between 1978 and 1995 in this area, it is worth checking.
+ Water came through my ceiling. Does the whole ceiling come down?
Not necessarily. Drywall that got wet but did not sag, and that dries within range, can often stay. Sagging, seam separation or a Category 2 or 3 source means it comes out.
+ Do you fix the pipe as well?
