A residential water heater holds forty to eighty gallons, and when the tank shell finally corrodes through, all of it arrives at once and then the supply keeps feeding it. Tanks fail from the inside, where the glass lining cracks and the sacrificial anode rod has been consumed, and the typical service life sits somewhere around eight to twelve years. If your heater is older than that and has never had the anode checked, it is on borrowed time.
Location decides how bad it gets. A heater in an unfinished basement with a floor drain nearby produces a manageable event. A heater in a first floor utility closet, an attic platform, or a finished basement mechanical room with carpet outside the door produces a structural loss, because the water leaves the closet and runs under the adjacent flooring before anyone hears it. Attic installations are the worst version, since the water goes through the ceiling below.
The slow leak version is more common than the rupture and causes more mold. A weeping temperature and pressure relief valve, a corroded fitting or a pinhole in the tank base drips into the pan, overwhelms or bypasses the pan drain, and wets the subfloor and the bottom plate of the closet wall for weeks. The first symptom is usually a musty smell rather than water.
Cleanup is extraction, removal of the wet flooring assembly and any drywall that wicked, and drying of the closet and adjacent cavities. The heater replacement itself is plumbing work and we coordinate a licensed plumber for it.

Check the flooring on the far side of the closet wall, not just the closet. Water leaving a utility closet runs under the door threshold and along the underlayment into the adjacent room, and it will read wet three or four metres away while the closet floor itself looks like the whole problem.
