Mold testing is worth paying for in specific situations and is a waste of money in others, and an honest contractor will tell you which one you are in. If there is visible growth and a known water source, testing mostly confirms what you can already see and delays the remediation. It earns its cost when growth is suspected but not visible, when occupants are reporting symptoms and nobody can find a cause, when you need a documented baseline for a dispute or a transaction, or when clearance after remediation needs verifying by someone with no interest in the answer.
The investigation starts with moisture rather than with sampling. Mold requires water, so a proper inspection maps moisture first, using thermal imaging and meters through the suspected area, and looks at the building for the mechanisms that would supply it: a cold surface in a humid space, a plumbing penetration, a roof or envelope defect, a crawl space with no barrier, an HVAC system distributing humidity.
Sampling then answers the questions moisture mapping cannot. Air sampling compares spore counts and species indoors against an outdoor control taken the same day, which is the only way an indoor number means anything. Surface sampling by tape lift or swab identifies what is growing at a specific spot. Cavity sampling through a small hole tests inside a wall where the suspicion is that the growth is on the hidden face.
Where clearance verification matters, the right answer is often an independent third party rather than us. A remediation contractor grading its own clearance test has an obvious conflict, and on a significant job or a disputed one, having the clearance done by someone unconnected to the removal is worth the extra cost. Refuse any air test taken without a same day outdoor control sample. Spore counts vary enormously with season, weather and location, and an indoor number on its own is uninterpretable. A report that shows only indoor results is not a test result, it is a number.
