Flood water is not the same as a plumbing loss and it is not treated the same way. Water that has moved across the ground picks up soil bacteria, fertiliser and lawn chemicals, road runoff, and whatever a nearby sanitary sewer surcharged into the street. It arrives as Category 3, and that classification is not negotiable regardless of how clean it looks.
Northern Virginia flooding is inland flooding. There is no storm surge here. What we get is intense rainfall from summer convective storms and from tropical systems that have moved inland and slowed down, and the water arrives through creeks and drainage rather than from the coast. Properties near Accotink Creek, Difficult Run, Pohick Creek, Bull Run and Sugarland Run sit in or near mapped floodplains, and the FEMA maps for Fairfax County are worth checking if you have taken water more than once.
Category 3 means porous materials in the affected zone are removed rather than dried. Carpet and pad, drywall to a line above the water level, insulation, particleboard and MDF, and upholstered contents that were in the water. Hard surfaces, framing, masonry and sealed concrete are cleaned, sanitised with an EPA registered antimicrobial, and dried.
Coverage is the hard conversation. Standard homeowners policies exclude surface flooding, and coverage comes from a separate flood policy, usually through the National Flood Insurance Program or a private equivalent. We document the event fully either way, because that documentation matters for a flood claim, for a sewer backup endorsement claim, and for the record if you later dispute a determination.
Technician insight
Cut the drywall higher than the tide line, not at it. Water wicks up gypsum by capillary action well above the visible mark, typically a foot or more over the first day, and a flood cut made at the stain leaves contaminated material in the wall. Twenty four inches is the standard cut for a reason.
