Commercial water losses fail on logistics more than on technique. The drying science is the same as a house. What differs is that the building has tenants who need access, a property manager who needs a schedule, a business owner counting lost trading days, and often a commercial policy with business interruption provisions that depend on how quickly and how well the mitigation was documented.
The Fairfax County commercial stock we work in runs from Fairfax City retail and the Route 50 and Route 29 corridors, through the office inventory around Fair Oaks and Merrifield, to the towers and mixed use blocks in Tysons and the Reston Town Center area. The common failure modes are fire sprinkler activation or line failure, which puts a very large volume of water into a building fast, roof drain and internal downspout failures, HVAC condensate and chilled water line leaks in ceiling plenums, and supply failures in a restroom core that then run through several floors of the same stack.
Scheduling is a deliverable, not an afterthought. Most of the work we do in occupied commercial buildings happens outside trading hours, with containment that lets the unaffected part of the premises keep operating. Where a floor has to close, we say so early and give a realistic number of days rather than an optimistic one.
Documentation is heavier on the commercial side and deliberately so. Daily moisture logs by zone, photographic records, equipment counts and run hours, and a scope that maps to how a commercial adjuster reviews a claim. Business interruption elements in particular turn on being able to show the mitigation timeline.
Technician insight
On a sprinkler discharge, check the floors below the activation before scoping the floor it happened on. Sprinkler water finds every penetration in a commercial slab, and the conduit and plumbing chases carry it two or three levels down. The costliest commercial claims we have seen mishandled were scoped on one floor and discovered on three.

How it works
- 1
Stabilise
Source stopped, affected zones isolated, and a same day plan issued to property management.
- 2
Map by zone
Moisture mapped tenancy by tenancy so scope and responsibility are clear from the start.

Dry around operations
Containment and out of hours working so unaffected areas keep trading.
